Patmos Energy — Site Acquisition Lead
Kansas City, MO (Hybrid)
About Patmos Energy
Patmos Energy is a subsidiary of Patmos Hosting, Inc. — the only profitable, independent, multi-megawatt AI hosting owner-operator in the country. Patmos Energy focuses on energy infrastructure, power procurement, and site development to support the rapid expansion of high-density data center operations.
We convert brownfield industrial sites and underutilized infrastructure into high-density, AI-ready data centers — delivering speed-to-power that hyperscalers cannot match. Our ability to move fast depends on finding the right sites, securing the right power, and building the relationships that make both possible.
The Role
Patmos Energy is seeking a Site Acquisition Lead to drive the identification, evaluation, and acquisition of sites for new data center development. This person will own the full site acquisition lifecycle — from prospecting and landowner outreach through LOI execution and handoff to development — while building and maintaining the relationships that give Patmos Energy a consistent edge in site identification.
This is a field-oriented, relationship-driven role. The right candidate is comfortable spending time in market, building trust with landowners, brokers, and local officials, and moving deals through a structured process with urgency and discipline.
Responsibilities
Site Identification & Prospecting
- Develop and maintain a pipeline of target sites across priority markets, using GIS tools, utility data, broker networks, and direct outreach
- Identify sites that meet Patmos Energy's technical criteria: power availability, grid proximity, site size, zoning, and infrastructure access
- Monitor market activity, track competitive acquisitions, and identify emerging opportunities before they reach the open market
Landowner & Broker Relations
- Build and maintain relationships with landowners, commercial brokers, economic development agencies, and municipal contacts
- Conduct direct landowner outreach, including cold outreach, relationship cultivation, and ongoing communication through the acquisition process
- Represent Patmos Energy professionally in all market-facing interactions
Site Evaluation & Due Diligence
- Coordinate preliminary site assessments, including power studies, environmental screens, title reviews, and zoning analysis
- Work with internal technical and development teams to validate site feasibility against project requirements
- Prepare site evaluation summaries and present recommendations to leadership
Deal Execution
- Lead LOI negotiation and execution, working with legal counsel and leadership on deal terms
- Manage the handoff from site acquisition to development, ensuring continuity of information and relationships
- Maintain accurate records of all site activity, pipeline status, and deal terms in the company's tracking systems
Market & Relationship Development
- Represent Patmos Energy at industry events, utility meetings, and local government engagements as needed
- Develop relationships with utilities and co-ops in target markets to gain early insight into capacity availability and interconnection opportunities
- Build Patmos Energy's reputation as a preferred, reliable partner in priority markets
Qualifications
Required
- 3–7+ years of experience in site acquisition, real estate development, land procurement, or a related field
- Demonstrated track record of sourcing and closing land or site transactions
- Comfort with field-based, relationship-driven business development — including cold outreach and in-person engagement with landowners and brokers
- Strong organizational skills and ability to manage a multi-site pipeline with accuracy and discipline
- Ability to read and interpret GIS data, utility maps, and basic site plans
- Willingness to travel within target markets as needed
Preferred
- Experience in data center, energy, industrial, or infrastructure site acquisition
- Familiarity with utility interconnection processes and power procurement
- Experience working with economic development agencies and local government stakeholders
- Proficiency with GIS platforms (ArcGIS, Google Earth Pro, or similar)
- Experience negotiating LOIs and purchase agreements with landowner counsel
